An undeveloped plot of waterfront property in south Florida that neighbors one of Jeff Bezos’ mansions has gone up for sale for $200million. 

The 1.84-acre property is located in the exclusive village of Indian Creek, a man-made barrier island in Miami-Dade County that boasts only 41 homes.

The land parcel, located at 9 Indian Creek Island Road, was put up for sale less than two weeks ago, according to the real estate listing.

The property comes with 200ft of water frontage on Biscayne Bay and offers its future owner great views of downtown Miami.

But perhaps one of the most interesting things about the property is that the potential buyer would be building their home next door to a house owned by Bezos.

The Amazon founder owns three properties on the island, located at 11, 12 and 28 Indian Creek Island Road. He reportedly paid $237million for the properties.

Indian Creek is one of the ‘wealthiest, luxurious and most secure communities’ in the world. The village is famously known as ‘Billionaire Bunker’ thanks to its mega rich residents, which are a mix of celebrities and business moguls. 

At an asking price of $200million, the next owners of 9 Indian Creek Island Road will be spending roughly $108.7million per acre to own land of the ultra-exclusive island.

Ilya Reznik, a listing broker at Reznik Group, told the New York Post that the plot is the ‘perfect spot to build your dream home’ and that a ‘conceptual design-build plan’ for a 25,000-sf estate by renowned billionaire builder Manny Angelo Varas will available to the buyers.

In addition to a large estate, the lot offers the future owners enough space to build a deep-water dock large enough to house a 180-foot megayacht, Reznik said.

Residents will also be provided high-level security as the the 300-acre island is guarded 24/7 by its own police force and marine control.

Additionally, the next residents will have the opportunity to join the island’s country club and 18-hole golf course.

Reznik said the current owners purchased the lot for $27.5million in 2018 and were ‘planning to build’ on the property ‘but then plans changed and they decided to sell’.

The sellers, whom he described as ‘private people’, are unwilling to reveal their identity.

But Reznik added that is ‘more interesting to know that the land is next to Bezos than who the seller is’.

Bezos splurged on a third mansion on the exclusive island earlier this year, bringing his total investment in the area, known as the ‘Billionaire Bunker,’ to $237million.

The Amazon founder agreed to pay $90million for a six-bedroom home in an off-market transaction, according to Bloomberg. The waterfront property on the strictly gated island boasts a large front lawn and an outdoor pool.

The property is located on the opposite side of the island from the two neighboring homes that he purchased last year. 

Bezos acquired two mansions on the ultra-exclusive island last year, one for $68million in June and the other for $79million in October. 

He is understood to be living in the third mansion house while the pair of mansions are being torn down.

Bezos has been expanding his property portfolio since his engagement to Lauren Sanchez last year.

According to property records, the third mansion in Bezos’ Indian Creek Island portfolio was last sold in 1998 for $2.5million.

Indian Creek has previously attracted the likes of Jay-Z and Beyoncé, as well as current residents investor Carl Icahn and Jared Kushner.

Kushner and former First Daughter Ivanka Trump purchased their home for $24million in April 2021 and spent more than two years renovating it. 

Carl Icahn reportedly purchased his mansion in 1997 for $7.5million, while Colombian banker Jaime Gilinski assembled five properties to build his family a compound.

Football star Tom Brady and his then-supermodel wife Gisele Bündchen were also building an ‘eco-mansion’ in the community prior to their split.

Spanish singer Julio Iglesias has been a longtime resident of the island and owns multiple properties, having moved there in the 1970s.
