A disused chapel overgrown with weeds has been listed for auction with a starting price of just £20,000. 

However, prospective buyers should be aware that transforming this historic property into a desirable home requires creativity, significant investment and careful renovation.

Nestled in the scenic valleys of Bedlinog, near the Pembrokeshire coast, Salem Chapel is a Grade-II listed property that was originally built in 1876. 

The chapel, which is currently overgrown with weeds and partially hidden by foliage, still retains many of its original features, including oak pews, stained glass windows, and wood-panelled ceilings. 

Outside, the overgrown garden features ancient headstones, adding to the property’s unique charm and historical significance. 

Salem Chapel holds a special place in Welsh history, being linked to Urdd Gobaith Cymru, the country’s largest national youth organisation, Wales Online reports. 

While the chapel’s rich history and character make it a unique investment opportunity, its Grade II listing means that any renovations must be carried out with sensitivity and within the constraints of listed building consent. 

Sean Roper, a representative from Paul Fosh Auctions, which is handling the sale, emphasised the property’s potential but also noted the challenges involved.   

Roper said: ‘This could be an ideal investment for someone with barrels of imagination and a wish to realise their dreams of living a good life in this attractive south Wales valleys location of Bedlinog.

‘The former chapel retains many of its original features including oak pews and swathes of panelling, wood panelled ceiling, pulpit and balconies. 

‘It would appear to be ideal for conversion to residential, commercial or community use, subject to getting all the necessary planning consents.’

The property currently offers an entrance foyer, a galleried seating area, a pulpit, a vestry, and a store room. 

Roper also highlighted the potential for the new owner to live in the rear vestry while renovating the main chapel, provided the necessary permissions are obtained.

Salem Chapel is set to go under the hammer in an online auction conducted by Paul Fosh Auctions. Bidding will open at 12 noon on Tuesday, August 27, and close from 5 p.m. on Thursday, August 29. 

With a guide price of just £20,000, the chapel is expected to attract attention from buyers looking for a project that combines historical significance with the potential for a unique living or working space.

However, anyone interested in this rare opportunity should be prepared for the challenges ahead, including the costs of renovation and the need for careful adherence to preservation regulations.

Meanwhile, a quirky Grade II-listed property featuring a boiler mounted on top of the bed has hit the market for £120,000.
