An incredible waterfront home which boasts ocean views from almost every room has shattered price records in a Sydney suburb after being snapped up for just under $35million.

The newly built five-bedroom, four-bathroom architect-designed 696sqm home at 44 Bower St in Manly, in the city’s northern beaches, sold to an undisclosed buyer last Monday.

The home has panoramic views over Manly and Shelly Beach, along with its own heated infinity pool.

While agents Michael Clarke and Cherie Humel of Clarke & Humel have not confirmed the selling price, it was listed by its previous owner Justine Acret at $35million and is understood to have sold for close to that, realestate.com.au reported.

Ms Acret is the wife of Chris Acret who co-founded mortgage broker Smartline.

The sale has smashed the previous house record in Manly by a whopping $10million.

The Bower St property is the second most expensive home in the northern beaches, only sitting behind the $40million Palm Beach mansion bought by waste business owner Ian Malouf in 2022. 

The three-level north-facing property was pitched as one of the most luxurious homes ever offered on the northern beaches.

‘Meticulously designed by the award-winning Madeline Blanchfield Architects to fully optimise one of the finest parcels of oceanfront land in Manly’s most exclusive cul-de-sac,’ the property’s listing reads.

According to the listing, the living room and ‘dining zone’ have ‘a spectacular floor-to-ceiling retractable glass wall’ while the house is made from ‘select natural stone and timber’.

Ceilings are 3.8metres high and the kitchen boasts a Calacatta marble island kitchen with butler’s pantry along with an integrated Sub-Zero fridge and Siemens freezer plus two dishwashers.

Three bedrooms come with ensuites and also custom-fitted walk-in wardrobes, while two of them have balconies with panoramic views.

The ‘designer’ bathrooms boast marble vanity tops and heated floors with the main ensuite providing ocean views from the tub. 

There is also an ‘enormous’ basement media room that comes with a wine wall.

One of the bedrooms can be be used as a home office and there is a powder room adjoined to it by a ‘hand-crafted’ curved sandstone wall.

Access to the house is via a security gate using video intercom or electronic touchpad via the lawn.

There’s also a double garage along with a hot and cold outdoor shower and irrigated gardens.

The flooring is made from European oak flooring, which is heated on the top two levels with zoned ducted air conditioning throughout. 

The house also boats white oak cabinetry with weathered brass tapware, bespoke light fittings and Vitrocsa windows.

The house sits on leasehold land owned by the Catholic Church, which Ms Acret paid $14million for in 2018.

Manly’s previous price record was $25.05m set around a year ago for a home sold by British property mogul Cathal O’Rourke just across the road.
