A landlord’s question about whether he should fix a tenant’s broken shower has landed him in hot water with fellow property investors. 

Posting to the Landlords group this week, the property owner asked whether it was his or the tenant’s responsibility to replace a shower head which broke while the renter was using it. 

The post was met with dozens of responses which unanimously scalded the landlord for trying to get out of buying the item. 

‘Please tell me you’re not serious. Tenants are not responsible for replacing or repairing fixed items,’ one commenter said.

Other commenters asked if the landlord was joking, noting the shower head looked cheap and worn. 

Some commented that it was miserly landlords like him that spoiled the good reputation of others.

Some even commented that a similar item bought from a hardware store would cost less than $50 new.

‘Landlord hack, buy cheap finishings that break super easy, then charge tenants to replace for better,’ one joked.

Under tenancy laws in , tenants are generally responsible for cleaning the property and repairing damage if they caused it, while landlords are responsible for maintaining the condition of the property through general wear and tear.

If a fixture in a rental property breaks and hasn’t been used inappropriately, it is the landlord’s responsibility to fix it.
